Case Study
12,000m² Single Ply Roof Overlay with Rooflock Twelve
Case Study
Linde Material Handling, Basingstoke – Roof Refurbishment
Location: Basingstoke, UK
Project: Refurbishment of a 12,000 sqm single ply roof
Project Overview
Rooflock was specified for the refurbishment of approximately 12,000m² of existing single ply roofing at Linde Material Handling's facility in Basingstoke. The objective was to provide a long-term waterproofing solution while avoiding the cost, disruption and environmental impact of a full roof replacement.
Following a detailed roof survey, the Rooflock Twelve System was specified as a seamless overlay solution capable of extending the life of the existing roof and delivering long-term weather protection.
The Challenge
The existing single ply roof required refurbishment to ensure continued performance and protection of the facility. With a roof area in excess of 12,000m², a traditional strip-and-replace approach would have generated significant waste, increased project costs and caused unnecessary disruption to site operations.
Linde required a solution that would not only provide reliable waterproofing, but also support its sustainability objectives.
The Solution
Rooflock carried out a full overlay refurbishment using the Rooflock Twelve System, applied directly to the prepared existing PVC single ply roof. This created a seamless, fully bonded waterproof membrane across the entire roof area without the need to remove the existing roof system.
By retaining the existing roof, the project avoided the embodied carbon write-off associated with a complete roof replacement. Preserving the materials already contained within the building significantly reduced waste and the environmental impact of the works, making refurbishment a more sustainable option. For blue-chip organisations such as Linde, where carbon reduction and ESG commitments are key considerations, this approach delivered both environmental and commercial benefits.
The Result
Thanks to Rooflock’s advanced systems, the project successfully delivered a fully waterproofed, long-term roofing solution across the entire 12,000m² roof area, extending the service life of the existing roof while minimising disruption to operations.
Key Outcomes
• 12,000m² of roofing refurbished.

• Rooflock Twelve seamless waterproofing system installed.
• No embodied carbon write-off from removing the existing roof.
